(984) 363-7162Scope of service

Cleaning a neighborhood or apartment community is a coordination project before it is a washing project. Residents need usable entrances, leasing teams need predictable timing, boards need a defined scope, and maintenance teams need to know which buildings, walks, amenities, and exclusions belong to each phase. We survey the property with management and organize the estimate by building, elevation, or common-area zone.
Phased scheduling can account for resident notices, parking moves, quiet hours, pool access, school-bus traffic, and leasing activity. We provide certificates of insurance when required and can support recurring maintenance contracts with consistent invoicing and completion records. Siding and roofs receive low-pressure methods where appropriate; sidewalks and selected hardscapes are cleaned with controlled pressure. Each material gets its own instruction rather than a campus-wide shortcut.
Buildings can be grouped by phase, elevation, siding type, occupancy, and access requirements.
Public-facing facilities are planned around tours, staff schedules, events, and member access.
Walking routes are divided into manageable closures with transitions and drainage considered.
Seasonal availability, gates, furniture, posted hours, and nearby water features guide scheduling.
High-use gathering points are sequenced to minimize disruption and communicate reopening.
Walls, monuments, paths, and shared structures can be itemized for board or manager approval.
Our method
Six deliberate steps keep access, safety, timing, and documentation predictable.
We document materials, entrances, resident traffic, amenities, parking, water, drainage, and management priorities.
Buildings and common areas are separated into approvable zones with methods, exclusions, documents, and invoice structure.
Management sets resident communication, vehicle moves, gate access, quiet hours, and any blackout dates.
Plants are prepared while hoses, equipment, cones, and temporary pedestrian paths are managed by phase.
Low-pressure washing serves suitable roofs and siding; controlled surface cleaning addresses approved concrete areas.
We inspect the completed zone, record exceptions, coordinate reopening, and provide documentation for management files.
Materials
The service can include several types of multifamily communities, but each area is approved according to its material and present condition.

Built for North Carolina

Large Triangle communities often have their own microclimates. One building may sit in full sun while the next backs into mature woods; breezeways hold humidity, irrigation reaches lower siding, and shaded sidewalks stay damp after storms. Pollen coats every elevation in spring, yet algae develops fastest where airflow and sunlight are limited. That variation is why property-wide cleaning should be phased by observed need.
NC State Extension's guidance connects mold management with controlling moisture. Across an HOA or apartment site, roof runoff, irrigation direction, clogged drains, leaf accumulation, and dense plantings can predict where organic growth returns. Cleaning addresses present buildup, while our notes help management distinguish recurring maintenance zones from drainage, coating, or repair issues that need another trade.

“Great business to work with. Scheduling was easy, and all relative information was obtained upfront. The two techs, Oscar and Jackson, were friendly, punctual, uniformed, well-spoken, efficient, and careful with my house and belongings. I'm sure there are cheaper power-wash services out there, but I'm willing to pay a little more for professionalism and an all-round pleasant experience. Oscar did a great job on the gutters and explained it all to me nicely, before and after. If this business added more services to their menu, I'd hire them for those jobs too, just based on how they do business.”

“Carolina Sky Soft Wash did an excellent job cleaning the gutters at my house. Will came out first to provide the estimate and was professional, clear, and helpful in explaining the work that needed to be done. I also really appreciated how they accommodated my need within their busy schedule and worked with me to get the job taken care of. Jackson then came to do the actual gutter cleaning and did a very thorough job. He also inspected the gutters and roof for any defects or repair needs while he was there, which gave me added peace of mind. The whole process was easy, professional, and well handled from estimate to completion. I’m very happy with the service and would definitely recommend Carolina Sky Soft Wash to anyone needing gutter cleaning or exterior cleaning work. I will gladly work with them again when needed for house washing, roof cleaning, and window cleaning.”

“Will and his crew washed my house yesterday. He was responsive, provided a quick estimate, and arrived on time. The house looks good, and the overall work was solid. I did feel there was some upselling despite sharing photos during the estimate. I would have preferred more transparency upfront about what would be considered add-ons, such as pine needle removal, solar panel cleaning, and window washing.”
